The following is an actual 'Owner's Report'. Of course the names and addressees have been disguised. This property consists of one tiny house and one large house on a single lot. We assumed management in January and at that time there was a lot of work to be done to both properties to make them habitable.

This report is for the year to date (10/28/10). We did that so the report would include a lot of transactions. The monthly reports sent to owners are much shorter but in the same format. The monthly owner's reports begin on the 25th of any given month and end on the 24th of the following month. We can provide YTD reports at any time if an owner requests.

The owner has collected 9,950.00 in rents for 300 Ppppp Ave. There have been 3,233.12 in repairs and leaving the owner 6716.88 in positive cash flow.

The owner has collected 4,600.00 in rents for 300½ Ppppp Ave. There were 6,128.99 in repairs and remodeling leaving the owner with a negative cash flow of -1,528.99

In total the owner has realized 5,187.89 positive cash flow for his property and we have disbursed 4,427.89 to him over the course of the year. The owner should therefore get a disbursement of $760.00 in November. The work is completed so the owner can now look forward to 1,260.00 per month in positive cash flow less maintenance if any.
